In Zanzibar a villa is rarely self catering in the European sense. Even a modest one usually comes with someone who cleans every day and someone who watches the gate at night, and that is part of what you are paying for.

The best Zanzibar villas and boutique hotels by coast

Eleven addresses, checked in October 2026 against the property's own site or the agency that sells it. Prices are the 2026 rates published by those sources: per person where they quote per person, per villa where they quote per villa. They move with the season, so treat them as a level rather than a quote.

Villas in Kendwa, Nungwi and the north

The northern tip keeps its water at low tide, which is why the most expensive villas on the island are here. You can swim at any hour, and that is what the price buys.

Before booking anywhere on the east coast, look at the tide times for your dates. A spring low tide at midday leaves the sea a kilometre out for most of the afternoon.

Villas and boutique hotels in Paje, Dongwe, Michamvi and Jambiani

The widest choice of villas on the island and the lowest prices for the space, on a coast that drains for hours at low tide. Most of the private pool villas in Zanzibar are on this side.

Running a Zanzibar villa: staff, generators, water and security

The listing shows the pool. It rarely says who sleeps on site, what happens when the power goes, or where the water comes from.

Villa staff and the cook

A staffed villa here typically means a house manager or housekeeper who cleans daily and does the laundry, a gardener, and a guard at night. A cook is either part of the team or arrives for the meals you book. Check whether staff live on site or come on call, because on call can mean an hour away.

With a cook, you pay for the food separately. The usual arrangement is a float handed over at the start and receipts against it. Agree it on the first day rather than the last.

How much to tip villa staff in Zanzibar

  • Housekeeping: $1 to $2 a day. The figure Fumba Town gives its own guests.
  • A private chef: $5 to $10 per guest per day. Expert Africa's guideline for the island.
  • A butler: $8 to $10 per guest per day. At villas like Xanadu or Zuri where one is assigned to you.
  • The rest of the team: $3 to $5 per guest per day, left in one envelope for the house manager to share. Ask them how the night guard is usually thanked.

Power cuts and generators

Zanzibar is short of electricity. In February 2026 the government said Unguja, the main island, was receiving about 136 megawatts against a demand of 165, through undersea cables from the mainland that are close to their limit. Scheduled cuts by area followed, with no end date given.

Hotels nearly all have a generator. Villas and Airbnbs vary, so ask three questions before paying: is there a generator or solar with batteries, does it run the air conditioning or only the lights, and does it run through the night. Where the water is pumped, a cut without backup also means no shower.

Water

Many coastal properties draw from wells, and the groundwater along the coast is often brackish. Drink bottled or filtered water unless the property tells you its supply is treated, as White Sand does, and ask whether the villa has a storage tank for when the pump stops.

Security

A night guard, called an askari, is standard at staffed villas and at gated developments like Fumba. Use the safe for passports and electronics and keep doors to the terrace locked at night, as you would anywhere with an open plan house on a beach. The wider picture is in how safe Zanzibar is.

Zanzibar Airbnb scams and fake listings

We found no documented wave of villa fraud in Zanzibar, and a local guide describes fake accommodation as less common than elsewhere but possible. The method is well known from Bali, Goa and the Caribbean, and a villa at a price that looks too good is exactly where it works.

How a fake villa listing works

  • Photos taken from a real villa. Run them through a reverse image search. If they appear on a different property's website, stop.
  • A move to WhatsApp or email. The host offers a discount for booking directly. That is the moment the platform's protection ends.
  • A deposit by bank transfer. Often urgent, often to an account in a different name from the host's. Money sent by wire, Zelle or similar is very hard to get back.
  • A price well below the neighbours. Compare with similar villas on the same stretch. Half the going rate is not a bargain.

The one rule

Pay inside the platform, or by card to a hotel or agency you can verify with a real address and Google reviews. Never wire a deposit for a villa you found on social media.

Is Airbnb legal in Zanzibar?

Yes, with a licence. In July 2024 the Zanzibar Commission for Tourism announced that holiday rentals outside hotels, Airbnbs included, must register, pass an inspection and hold a licence, at a fee of 150,000 to 250,000 shillings. A host who can show one is a good sign. Most listings also add a tourist levy of around $4 per person per night, collected on top of the rate.

Villa or all inclusive resort in Zanzibar?

A villa wins for a group, for a long stay, and for anyone who wants to eat out. An all inclusive wins for a couple on a short trip, especially somewhere isolated where the nearest restaurant is a drive away. The numbers for that side are in Zanzibar all inclusive resorts.

For two people, the middle ground is a boutique hotel with a handful of villas, like Xanadu or Matemwe Retreat: the privacy of a house, a kitchen you do not run. What each price step buys at that level is in luxury hotels in Zanzibar, and the honeymoon version in where to stay for a honeymoon.

Questions people ask about Zanzibar villas

How much does it cost to rent a villa in Zanzibar?

From about $85 a night for a whole house in a gated development, to $400 to $800 for a staffed beach villa, and over $1,000 a night at the top with food and a butler included. Agencies usually quote per person per night, so check whether a price is for the villa or for each guest.

Is Zanzibar expensive or cheap?

Cheap to eat and get around, expensive to sleep well. A good beach villa costs what it would in southern Europe, and the island's top villas cost more. For a group of six or eight, a villa usually works out cheaper per head than the same number of resort rooms.

Is it safe to book an Airbnb in Zanzibar?

Yes, as long as you pay through the platform. The trouble starts when a host asks you to move to WhatsApp and pay a deposit by bank transfer. Pay that way and the platform's protection no longer applies.

Do villas in Zanzibar come with a cook?

Most staffed villas include a housekeeper and offer a cook, either included or charged per meal. You pay for the food on top. Ask whether the cook shops for you and how the shopping is accounted for before you arrive.
